Home Showing Basics



1.    Be Available - Your house should always be available for showings, even though sometimes it may be inconvenient for you.
2.    Leave the House – Prospective buyer will feel like intruders when you are at home when they visit and will have a hard time visualizing themselves in it.
3.    Lighting – Turn on all the indoor and outdoor lights for showings.  Consider replacing lower wattage bulbs with brighter ones.  This makes the house more appealing and appears larger.
4.    Fragrance – You want the house to smell pleasant – but your aim is not to hide the odors.  Instead try a potpourri or something natural.  Place a small drop of vanilla extract on light bulbs before turning them on.
5.    Pet Control – It is best that you keep dogs in a penned area in the back yard or take them with you if possible.  Cats should be kept in a specific room and the door should be labeled.
6.    Empty Trash – Don’t forget the kitchen trash.  Empty trash every time the house is being showed.
7.    Keep it Clean – Keep the house tidy.  When selling your house it is recommended that you put away all loose objects and put away everything.  Vacuum and mop prior to each showing.

CURB APPEAL - First impressions really do make a huge difference.  Since the outside of your home is the first area the buyer sees, it is important to make it appear as inviting, clean and presentable as best as possible.

1.    Make sure the lawn is properly mowed.  Also edge your sidewalks and driveways as this give your lawn a professional look.
2.    Remove any unnecessary clutter such as garden hoses, garden tools, toys and anything else that could suggest that you yard is not well kept.
3.    Check the sides for loose or damaged pieces, and replace as necessary.  A fresh coat of paint can make all the difference in the world.
4.    Clean up, repair or even consider replacing the address numbers or any other signage on your home
5.    If your mailbox is old or rusty, definitely seek a new one as this is an indication of the condition of the property.
6.    If possible, plant flowers as well.  Another way to bring the “homey” felling is to place potted plants or fresh flowers at your door step.  And don’t forget the welcome mat.

Moving Tips for Sellers



1.    Give your forwarding address to the post office, usually two to four weeks ahead of the move.
2.    Notify your credit card companies, magazine subscriptions, and bank of the change of address.
3.    Develop a list of friends, relatives, and business colleagues who need to be notified of the move.
4.    Arrange to have utilities disconnected at your old home and connected at your new one.
5.    Cancel the newspaper.
6.    Check insurance coverage for moved items. Usually movers only cover what they pack.
7.    Clean out appliances and prepare them for moving, if applicable.
8.    Have a “first open” box with the things you’ll need most—toilet paper, soap, trash bags, scissors, hammer, screwdriver, pencils and paper, cups and plates, water, snacks, and toothpaste.
9.    Ask your Realtor® from Howard Johnson Realty to be there with you, if available, to help with some of the emotion moments.
10.    Check all safes, if present.

Plus, if you’re moving out of town
:
1.    Get copies of medical and dental records and prescriptions for your family and your pets.
2.    Get copies of children’s school records for transfer.
3.    Ask friends for introductions to anyone they know in your new neighborhood.
4.    Consider special car needs for pets when traveling.
5.    Let a friend or relative know your route.
6.    Carry credit cards or an ATM card for ready cash until you can open a bank account.
7.    Empty your safety deposit box.
8.    Put plants in boxes with holes for air circulation if you’re moving in cold weather.
